Working capital

Capital for the gaps a mortgage doesn’t cover

Projects create cash gaps. A draw takes longer to fund than the work took to finish, a renovation runs past budget, payroll lands before the payment does. Alongside your property financing we can arrange a merchant cash advance — a separate facility, underwritten on your business’s revenue rather than the property.

  • It is not a loan

An advance is the purchase of a portion of your business’s future receivables. It isn’t secured by the property and it sits entirely outside your mortgage.

  • Repayment starts right away

Funds come out of your business account on a fixed daily or weekly schedule beginning almost immediately — not in monthly payments after a term.

  • You agree a total, not a rate

You commit to repaying a set amount rather than an interest rate, and that total is generally owed in full whether you pay it off early or run the full schedule. We show you the dollar figure before you sign anything.

  • It is expensive capital

Priced well above a mortgage, because it is fast, short, and unsecured. It earns its keep on a gap measured in weeks, not as a substitute for financing the deal properly.

Worth a conversation when

  • Your operating business has steady monthly revenue to service the payments
  • You need funds in days and the gap is weeks or months, not years
  • The shortfall is timing — the money is coming, just not yet

Not the right tool when

  • The borrowing entity is a single-purpose LLC with no revenue until the property sells
  • You need cheap capital — a larger interest reserve or a business line of credit will cost far less
  • The gap isn’t timing but an underfunded project, which an advance will make worse

We’re paid a commission by the funder when an advance closes, and we’ll tell you what it is. If something cheaper fits your situation — a bigger interest reserve, a line of credit, or factoring receivables you’re already owed — we’ll say so first.

FAQ

Questions borrowers and brokers ask us

Don't see yours? Ask it in the notes of your loan request and we'll answer it when we follow up.

Is Blue Ledger Capital a lender?

No. We're a commercial mortgage broker. We review your deal, match it with lenders and capital providers whose criteria fit, and help you compare their terms. Credit decisions, rates, and approvals are made by the lenders.

Does it cost anything to submit a loan request?

No. Submitting a request is free and doesn't commit you to anything. It simply gives our team what we need to review your scenario.

Will submitting a request affect my credit?

No. The loan request form doesn't pull your credit; it only asks for an estimated score range. If you move forward with a lender, that lender may run its own credit check as part of underwriting.

What information do I need to get started?

Just the basics: the property type and location, the loan amount you need, and what the loan is for. Details like the purchase price, estimated value, and your experience help us match lenders faster, but they're optional. We'll ask for documents later, only when lenders need them.

What types of loans and properties do you work with?

We arrange bridge, fix and flip (hard money), construction, permanent and conventional, DSCR, agency multifamily, CMBS, and mezzanine and preferred equity financing, across multifamily, mixed-use, retail, office, medical office, industrial, hospitality, self-storage, restaurant, owner-occupied, and land deals.

Where do you arrange financing?

Nationwide. We work with borrowers and brokers on commercial real estate deals across the United States.

What credit score do I need?

It depends on the lender and the loan program. Some programs weigh the property's income more heavily than personal credit. Share your estimated range and we'll point you to lenders whose criteria fit.

How long does it take to close?

Timelines depend on the loan type and the lender. Bridge and fix and flip loans are generally built for speed, while permanent and agency loans usually take longer. We'll give you a realistic picture once we understand your deal.

I'm a mortgage broker. Can I bring you my clients' deals?

Yes. We work with brokers and keep your client relationship intact. Sign up as a broker partner and we'll reach out to talk about working together.

Who sees the information I submit?

Our team, and the lenders or capital providers evaluating your deal. We don't sell your information. Our Privacy Policy explains the details.
